ASSESSMENTS
  • chevron_rightWhen are the assessments due?
    Assessments are due on the first of each month. If full payment has not been received 35 days after the due date, the association manager will notify you. Any unpaid balance after 45 days will accrue a late fee of $25 per month until paid. If unpaid balances remain after 90 days, the Board of Directors may vote to place a lien on the property, after which the legal and administrative costs of perfecting the lien will be borne by the owner.
  • chevron_rightWill I get an invoice or bill for Assessments?
    To keep administrative costs low, Ednam does not invoice its residents.  In December you will receive an email advising you of your monthly assessment for the following calendar year.
  • chevron_rightWhat are the assessment payment options?
    Ednam currently does not accept ACH transfers or payments by credit card, only checks.  We encourage owners to set up monthly automatic online Electronic Bill Paying.  Prepayment for any time-period is acceptable.
  • chevron_rightWhat services are included in the HOA assesment?
    Owners receive lawn care services, plant care, trash removal and snow removal on their properties. The Assessment is also used by the Association to maintain the common area landscaping, structures, and roads within Ednam

  • chevron_rightHow big is Ednam?
    Ednam is comprised of 35.4 acres (1,543.399 sq ft) of which 21.2 acres (924,880sq ft) is privately owned or condominium owned property and 14.2 acres (618,519sq ft) is common property.  Common property includes 5 acres (217,870 sq ft) of roads and parking lots.

    There are 107 homes in Ednam, comprised of 83 both attached and detached homes, and 24 condominiums.

  • chevron_rightWhere are the common areas in Ednam? Can I use them?
    There are three primary common areas in Ednam: 1) the perimeter common area, bordered by Route 250 and Worthington Drive, extending from Boar’s Head Inn to Ednam Professional Center (this includes the entrance to the Community), 2) the pond area, which is situated behind the homes on Kellogg Drive, extending across Worthington Drive to the border with the Boar’s Head Inn, and 3) the center common area, which is nestled between the rear of Dryden Lane homes and properties on Ednam Circle, Wiley Drive, and Kellogg Drive. There are smaller slivers of common area in addition to these three primary areas. All common areas are for the enjoyment of the community.
  • chevron_rightAre there any social activities in the neighborhood? How do I get involved?
    All social activities are listed on the Ednam website calendar.Ednam Calendar
    There are privately organized activities such as Book Clubs and Bridge and the Social Committee organizes larger activities for the community.
  • chevron_rightHow do I stay informed of community association affairs?
    The Association publishes a monthly newsletter (the Ednam Monthly).  The current and old issues are located on the website Ednam Newsletter. The website also contains information on the various Ednam Committees (under the Committees tab).  
  • chevron_rightCan I park my car in either of the Association parking lots?
    Yes but please advise the ECA Manager if you intend to have the vehicle there for more than a day.
  • chevron_rightWhere do guests park?
    The first choice should be your driveway or parking spaces on your property. For short visits, guests should park along the side of the street, preferably on the pavement, avoiding neighbors landscaping.  Check with neighbors to see if they have additional parking spaces on their property you can use.  For longer visits, the Association owns two guest parking lots, one on Dryden Lane across from the Realty office, and beside Worthington Drive, across from Worthington Place Condominiums. Recreational vehicles, trailers, and boats are not to be parked in community lots at any time.  Pickup trucks, motorcycles, small utility trailers and commercial vehicles shall not be parked in community lots for more than 24 hours.  Contractor vehicles and equipment related to remodeling or maintenance may be parked in the community lots as authorized by the ECA Manager to perform the necessary work.
  • chevron_rightI want to buy a pickup truck/motorcycle/boat/RV. Are they permitted? Can I park it in the Association parking lots?
    There are no prohibitions on owning these types of vehicles. However, if you own any of these, they must be garaged on your property and cannot be parked outside. Boats and RVs cannot be stored in either Association parking lot.  We strongly recommend RV’s and boats be stored off-site.  Pickup trucks and motorcycles can only be parked in community lots for 24 hours.
  • chevron_rightThere are two small stone buildings on Dryden Lane. Who owns them, and what are they used for?
    One stone building (across from 1125 Dryden Lane) is owned by the Association and is used for Association storage. The other stone building is privately owned.

  • chevron_rightWho makes up the board of directors and committees?
    The Board and Committees are made up of Ednam property owner volunteers.  Refer to the Website. Board Membersfor the current list of Board Members.  The current list of Committee Members is located under the Committee’s tab Committee Members
  • chevron_rightHow are Board/Committee members elected or appointed?
    Board members are elected by the HOA members at the Annual Meeting in November to serve a three-year term.  The Board appoints Committee Chairs.  The Committee Chairs will recommend, and the Board of Directors will approve, Committee members for a one-year term.
  • chevron_rightDo I need to get approval for making a change to my home/landscaping? How do I get approval?
    In most cases, you need to receive approval for exterior changes. You will need to submit a completed application to the Architectural Review Committee with complete information about your desired change   Applications and Guidelines are on the website under Documents ARC Guidelines
  • chevron_rightMay I rent or lease my property in Ednam?
    Residential property may be leased for a minimum of one year.  The Owner must notify the Association, meet certain criteria, and submit a copy of the lease.  Please contact the office for more details prior to leasing your property.  Subleasing is not permitted.  Property under a lease that is terminated before one year may not be leased until the anniversary of the original lease without Board approval. Tenants shall have no more vehicles than can be garaged or parked in the driveway or allocated spaces at the property. Owners and tenants shall be subject to the Governing Documents of the Ednam Community Association.
  • chevron_rightCan I install an irrigation system on my property?
    Yes, if approved by the ARC. In addition to the completed application, a drawing showing where the plumbing will be installed must be included, and you will need to have the proposed sprinkler heads flagged for review. All plumbing must be on the owner’s property.  Application to Connect to the Albemarle County Service Authority (ACSA) water line must be approved by the Board if the connection would be made in a common area or road right-of-way.  ACSA restrictions may also apply.
